Heriot Toun in winter

Booking and Rates

Covid 19 update:
Hopefully we're on our way out of the woods. We're still being careful in the studio though and will continue to follow any government guidelines.

What to expect when you arrive:
The studio will be unlocked so there will be no transfer of keys.
There will be hand sanitiser at the entrance.
There will be antibacterial and anti viral cleaners for the general use while you're here.
We ask you to put all used bedlinen etc in the appropriate bag ready to be taken away before you leave.
All rubbish must be disposed of in the appropriate bins before you leave.

Most importantly, and above all - we want you to come and relax from covid and just enjoy being here!

The studio is perfect for two, great for three, ok for four, so we've capped the studio at a maximum of four for overnight stays as we feel that's as much as it can cope with. There's a twin bedded room and a high level  platform single bed accessed by a ladder, also a foldaway single bed that you can put where you like.

If you have more than four people and don't mind camping, you can always bring a tent - there's plenty space outside @ £10 per person per night  (a lovely way to watch the sun rise and listen to the birdsong).

The studio is cosy with a wood burning stove and underfloor heating throughout. We can refill the log basket at cost, £8.

We don't vary the rate seasonally as in holiday lets. The studio is primarily a working place so we have no high or low season and rates are the same all year round. (The only exception to this being any Christmas or New Year bookings.)

The rate is £80 per night, minimum 2 nights based on a maximum of four people in the studio.

To try and keep costs as affordable as we can, we don't charge for cleaning and we ask visitors to do their bit and leave the studio in as clean and tidy a state as possible. We ask you to follow the requirements we set out eg strip beds, empty rubbish etc. It's all in the folder in the studio so please read it. If you'd prefer that we clean the studio for you, please add £25 to the cost of your stay.

For workshops and larger groups, please email us.

Included in the price:

  • Heating and electricity (we have cosy underfloor heating throughout).
  • Gas for cooking.
  • Bed linen and towels.
  • Tea towels, cloths
  • One basket of logs and kindling to get you started. If you run out of kindling, there's plenty lying around the garden. We can refill your basket at cost, £8.
  • Washing-up liquid, cleaning materials
  • Good Wifi

There's no landline in the studio but you can usually find signal for most networks.

Heriot Toun Studio has a 'No Smoking' policy including e-cigarettes.

Last minute bookings are fine, just call us.

nb Once again, please leave the studio clean and tidy as you found it (cleaning materials provided). We reserve the right to make a surcharge to cover the extra costs if it takes more time than usual to get the place ship-shape.

How things work:

  1. We ask for a non refundable deposit of 50% to secure a booking more than a month away, balance is due 4 weeks before arrival. Sorry, we don't accept credit cards but you can pay by bank transfer (details will be on invoice).
  2. If you have to cancel less than 4 weeks from your arrival date we'll do our best to find an alternative booking, but if not, the full fee is payable.
  3. Dogs are welcome in the studio, but let us know if you're bringing yours.  Remember we're surrounded by livestock so they must be kept under control please. Also, we don't charge for extra cleaning so please make sure to leave no signs of the dog please.
  4. We ask you kindly to leave the studio as near as possible to the condition it was in when you arrived, ie clean and tidy. We reserve the right to make a surcharge to cover the extra costs if it takes more time than usual to get the place ship-shape. Please add £25 to the cost of your stay if you'd prefer us to clean the studio for you.

The lovely thing about the studio is that it's just off the beaten track and accessed via a private farm track ensuring a high degree of peace and quiet. The down side to this is, the council does not clear the track in the winter. Bare in mind that we're in a hilly rural area (altitude 800ft asl) and it can get snowy and icy at times in the winter months. Sometimes the track and parking area can be slippy and if you manage to get up the track, you might not manage to get out again.  All of the studio land is on a slope so you' would need to park your car at the bottom of the track if you can't get up it. (Check with us first so you don't park in the way of the farmer's tractor or trailer)

So please check the weather forecast and local conditions before you arrive, (and feel free to ring us) then park at the bottom of the track by the gate and check it out before you drive up to the studio. (Bring your snow boots!) We don't have a vehicle to pull you out. If in doubt, park your car at the bottom of the track and walk the short distance to the studio. Please speak to us before you do so we can make sure you're parked in the right place.

Saying all that - what we've described is the worst case scenario, mostly it's fine. We just need to warn you of how it can be very occasionally in a hard winter. And the plus side is that it's great to be in the studio in wintery weather watching the weather go by while you're warm and cosy inside!
